What we offer tenants

We carry out the following

  • Answer your enquiry relating to the property.
  • Carry out a viewing at the property.
  • Inform the Landlords of your interest in their property and about your situation.
  • Send you an email with the EPC, Gas Safety Certificate, EICR, Tenants GDPR Notice and the current How to rent Guide.
  • Take a holding rent.
  • Carry out the Right to rent check on all adult applicants.
  • Send out Application Forms for Rightmove references for each adult.
  • Carry out references and await final reports.
  • Inform the applicants of the outcome of referencing.
  • If acceptable, contact applicants to confirm a moving in date and time to meet at the property.
  • Create a 6/12-month tenancy and DPS Prescribed information.
  • Send documents to applicants for completion through DocuSign.
  • Create a full and detailed inventory for the property.
  • Send email to tenants for balance of the rent and the deposit to be paid 48 hours prior to move in.
  • Meet at the property to conduct the handover of keys, take meter reads.
  • Inform Utilities, Council Tax regarding new tenants’ details using notify.
  • Send copy of all documents signed to the tenants via email.
  • Activate Propertyfile for reporting any maintenance issues (For Fully Managed Properties only). This is available to you 24/7.
