You can rest assured that we do not work on a first come basis with applicants for the property.  We will find the most suitable tenant for the property as specified by your criteria.

What we offer landlords

We will do the following

  1. Appraise the property.
  2. Market the property on our website, Rightmove, On The Market and through social media.
  3. Find a suitable tenant for the property.
  4. Advise you of all interested applicants and their situations. Choose the applicant.
  5. Send the applicants the following documents: Current EPC, EICR, Gas safety Certificate and the current How to Rent Guide before taking any monies.
  6. We will discuss the applicant(s) with yourselves and only proceed with them if you are happy.
  7. Carry out the Right to Rent check on all applicants.
  8. Take a holding rent whilst referencing is carried out.
  9. Reference each adult applicant for the rental value.
  10. Advise you when the referencing is complete and take advise on a moving in date from yourselves to ensure thew property is ready.
  11. Carry out a full detail inventory on all items inside the property and the gardens and garage if applicable.
  12. Create a 6 month Assured Shorthold Tenancy. You can add special clauses to the tenancy if required.
  13. Create the DPS Prescribed Information Document (If using our Deposit Scheme)
  14. Send out the documents by DocuSign to be signed and completed.
  15. Complete the Move in Checklist and advised tenants to sign to say they have received all documents, inventory, and keys.
  16. Offer you Rent Guarantee and Legal Expenses cover.
  17. Collect the balance of the rent and the deposit 48 hours prior to the move in date.
  18. Meet the tenant(s) at the property to hand over the keys, take meter reads on the move in date.
  19. Inform Notify of the move in and meter reads and of the new tenant(s) contact details.
  20. Inform council Tax and Anglian Water of the new tenant(s) details and date they moved in.
  21. Register the deposit with DPS.
  22. Send out the Inventory for completion by the tenants, giving them 10 working days to inform of any disagreements.
  23. Pay Landlords and send out a Statement with charges for your records, you will also receive a copy of the signed tenancy and DPS prescribed Information for your records.

You get everything mentioned in our offering above, then you will take over from this point and will be supplied with the tenant(s) names, contact numbers and email address and the tenants would be supplied with your contact details to report any issues at the property. You would also be given your bank details for all future rent payments

You would also be given your bank details for all future rent payments

2. Fully managed service

This is where we are managing the property on your behalf, you would be sent a copy of the tenancy for your records, we would renew all compliance certificates as they need renewing taking the stress out of meeting compliance. 

When the tenant vacates we will check the property and carry out a full check out using the Inventory for the property and charge the tenants for any dilapidations  accordingly from the deposit held by the DPS.
